The total value of homes that sold in Clarksburg, Maryland during June was $7,551,730, which is an increase of 13.30 percent over June 2008.

The big news, however, was an increase in the median selling price of homes in Clarksburg.  The median price in June was $430,000 -- a 22.86 percent increase compared to June of last year.

A total of 17 homes sold, and the average days on the market was down by 5.71 percent... a sign that the market is accelerating.

Here's a look at real estate sales in Clarksburg so far this month.

There are twelve homes that have gone under contract in zip code 20871 during the month of June.

They range in price from $649,900 for a 4-bedroom 4 1/2 bath colonial on Burdette Forest Road, to a $230,000 3-bedroom 2 1/2 bath condominium on Clarksburg Square Road.

I'll provide more details on June sales when the full statistics are available in a two weeks.

Here's some recent information on Clarksburg home sales from the Realtor database.

A total of $4,031,925 worth of homes sold in Clarksburg during May 2009 compared to $4,321,400 last May.

The median price of homes that sold was $412,213, which is down 1.25 percent from May a year ago, but the number of homes sold was up 25 percent and the average days on the market dropped by 5.62 percent.

The bottom line: more homes sold in May 2009 at a lower price and more quickly than in May 2008.

Here's an update on real estate activity in the Woodcrest subdivision in Clarksburg, Maryland.

Currently, there is one house for sale in Woodcrest.  It is a three-bedroom, 3 1/2 bath detached home located on Clarks Crossing Drive, and is offered for $529,999.

Two homes are now under contract in the neighborhood.  They are both located on Bennett Chase Drive and had been priced at $478,000.

So far in 2009, two homes in Woodcrest have sold and closed.  Both homes are on Dutrow and sold for $389,880 and $380,504.

The Clarksburg farmers' market kicks off this Sunday, June 7, from 10:00 a.m. to 1:00 p.m.

Opening day activities include live music, hot air balloon, an arts showcase, moon bounce, and a petting zoo.

There will be a meeting of the Clarksburg Civic Association tonight at 7:30 at Hawks Reach in Little Bennett Park.

Topics include an update on Clarksburg parks, and the election of civic association officers for the 2009-2010 term.

There will also be a legislative update presented by State Senator Garagiola and Delegates Feldman and Dumais.

There will be a meeting on April 21 at 6:30 p.m. to 8:30 p.m. to discuss the possible site for a permanent fire station for Clarksburg, Maryland.

Hosts of the meeting are: Montgomery County's Upcounty Regional Service Center, the Fire and Rescue Service, and the Department of General Services.  It will be held at the Clarksburg Recreational Center next to the Clarksburg High School.  Residents are encouraged to stop by to ask questions and offer comments about the proposal.

In March 2009, $8,300,074 was the value of homes sold in Clarksburg, Maryland, compared to $3,425,000 in March 2008.  This is a 142.34 percent jump in the dollar volume of sales.

The average sold price last month was $518,755, which is up 6.02 percent compared to March 2008.  Also, the number of homes sold increased by 128.57 percent during the same timeframe.

So we're moving in the right direction!

Adventist HealthCare announced on Friday that it filed a Certificate of Need with the State of Maryland.  This is the next step in the approval process toward its hoped-for Clarksburg Community Hospital and medical campus.

Montgomery County has already approved Adventist's major land-use proposals, with a final site plan to be filed later this year.

The proposed site is located at I-270 and Rte. 121 and would include a 100-bed hospital, nursing care center, outpatient facilities, and a day-care center.

The new plan by Holy Cross Hospital to build a competing facility on the Germantown campus of Montgomery College could throw a wrench in Adventist's plans, however.

So, if readers wish to see the Adventist Hospital move forward, now would be a good time to make your support known to the County Executive and state representatives.
