Here’s an update on detached home listings, contracts, and sales in Clarksburg.  Condos and townhomes were covered in posts last week. 

Currently, there are 57 detached homes for sale in zip code 20871, starting in price from $74,900 for a shell on Frederick Road to $1.3 million for a colonial-style home on Prices Distillery Road.  That’s a huge variation in prices, with the average being $570,962. 

There are now 32 detached homes under contract.  These include a rambler on Clarksburg Road that was listed for $250,000 up to $1.1 million for a six-bedroom home on Tregoning Place. 

Thus far this year, 79 detached homes have sold in Clarksburg, ranging in price from $195,000 to $800,000.

Following is an update on listings and sales of townhouses in Clarksburg, Maryland 20871.  (FYI: These do not include condominium townhouses, which were covered in a previous post.) 

There are 21 townhouses now listed for sale in Clarksburg, starting in price from $307,990 on Forest Haven Way, up to $498,000 on Trentworthy Way. 

Twelve homes are currently under contract.  These include a unit that was listed at $149,900 up to $380,000 for a four-bedroom brick-front townhouse on Sugarloaf Chapel Drive.

 Thus far this year, 44 townhomes have sold in Clarksburg, ranging in price from $277,990 to $519,900.

Adventist HealthCare’s plan to build the $177 million Clarksburg Community Hospital received an additional boost this week, when former State Senator Patrick Hogan urged support of the proposal. 

The planned 86-bed hospital would serve upper Montgomery County and lower Frederick County and would also include doctors’ offices, a child-care center, a primary care clinic for the uninsured, and a nursing center for seniors.

 It awaits approval from the Maryland Health Care Commission.

Mortgage rates dropped for the third straight week.  Interest rates for 30-year fixed mortgages were down to 4.57% last week, the lowest in 50 years. 

How low can they go?

A total of 16 homes went under contract in Clarksburg during June – up from 14 under contract in May. 

This is a bit of a surprise to some commentators, as they had expected sales to slow down once the $8,000 tax credit expired.  Not so… at least for the time being. 

I’ll be keeping a very close watch on this and will keep you posted!

Mortgage interest rates for 30-year fixed loans were down to 4.69 percent last week -- their lowest level in fifty years. 

Now would be a good time to refinance, if you haven’t recently done so!

A total of $10,380,020 worth of homes sold in Clarksburg during May of this year, which is an astounding 157.45% increase over May of 2009. 

The median price of homes sold increased by 3.71 percent during this same timeframe, and the number of units sold jumped by 140 percent. 

So, it was a very busy month for real estate in Clarksburg!

Opening day for the Clarksburg Town Center farmers' market is set for Sunday, June 6 at Public House Road and Clarksburg Road, from 10:00 a.m. to 1:00 p.m.

April was a big month for real estate in Clarksburg.

A total of $10.6 million worth of houses and condos sold in zip code 20871 during April, which is a huge 128.53 percent increase compared to April of last year.

The median sold price of homes was up 21.32 percent, and the total number of units sold more than doubled.

For those of you who are golfers, if you haven’t checked out Little Bennett Golf course, you're missing a treat. 

It’s an eighteen-hole par 72 course located in a beautiful setting in the northern portion of Little Bennett Regional Park.  There’s also a driving range and three practice greens – and let’s not forget the clubhouse, pro shop, and snack bar.

 My children have loved attending school in Clarksburg.  My eldest son, Dini, graduated from Clarksburg High School last year, and is now attending Boston University.  My second boy, Alex, is a senior at Clarksburg High and will be heading off to college next year.  My youngest, Efi, attends Rocky Hill Middle School, and will begin her freshman year at Clarksburg High next fall.  

They grow up so fast! 

We’ve enjoyed many of the school activities over the years.  Both boys played jv baseball and were on the varsity football team.  My daughter, Efi, is active in the Chamber Singers and the school plays.  …And I’ve been a part of the PTSA for years.

Currently, there is one home for sale in Catawba Manor.  It is a four-bedroom detached property located at 13213 Catawba Manor Way, and is offered at $439,900.

The CCA will meet on April 26 at the Hyattstown Fire Department.

The event will kick off at 6:30 pm with the fire department hosting a behind-the-scenes station tour, and activities for families and kids.

Later, at 7:00 p.m., the CCA will meet to discuss proposed staffing changes at the Hyattstown Fire Department, as well as emergency medical services, updates on development in Clarksburg, and other business.
