Opening day for the Clarksburg Town Center farmers' market is set for Sunday, June 6 at Public House Road and Clarksburg Road, from 10:00 a.m. to 1:00 p.m.

Clarksburg Village, Clarksburg, Maryland Home Sales

There are currently five homes for sale in Clarksburg Village, ranging in price from $312,000 for a townhouse on Derby Post Place, to $574,800 for a detached colonial on Rainbow Arch Drive.

Seven homes in Clarksburg Villlage are now under contract pending settlement.

So far this year, seven homes have sold in the neighborhood:

-12643 Granite Rock Road for $600,000

-23208 Bent Arrow Drive for $624,000

-23117 Robin Song Drive for $325,000

-12616 Granite Rock Road for $449,000

-12603 Granite Rock Road for $575,000

-23108 Turtle Rock Terrace for $525,000

Clarksburg Maryland Update

Currently, there are 55 homes that are under contract in Clarksburg, MD, awaiting settlement.

They range in price from a $1.1 million ranch-style home on Burnt Mill Road sited on 28.9 acres, to a two-bedroom condo on Scholl Manor Way that was listed for $241,990.

A total of $5,870,900 worth of homes sold in zip code 20871 during July, and the median price was down 7.68 percent compared to July 2008.

The average days on the market for homes decreased 28.30 percent, meaning that houses sold more quickly this year than during the same month last year.

Of special note is the increasing number of first-time home buyers that are entering the market, encourage by low interest rates and lower home prices than last year.

 

Clarksburg Homes Sales Are Up In March

In March 2009, $8,300,074 was the value of homes sold in Clarksburg, Maryland, compared to $3,425,000 in March 2008.  This is a 142.34 percent jump in the dollar volume of sales.

The average sold price last month was $518,755, which is up 6.02 percent compared to March 2008.  Also, the number of homes sold increased by 128.57 percent during the same timeframe.

So we're moving in the right direction!

Home Prices in Clarksburg Jump

The February home sales statistics have just been released by MRIS, Inc., which runs the Realtor's database for the Washington, DC metropolitan area.

The big news: the median price of homes that sold in Clarksburg, MD was $535,219 -- an increase of 20.27 percent compared to February 2008.  So things seem to be moving in the right direction for homeowners and home sellers in Clarksburg.  

I'll be monitoring upcoming sales very closely to see if this is just a statistical fluke, or if it represents a longer-term trend here.

 

 

Clarksburg Home Sales Increase in January

There just one surprise after another in real estate!

The total dollar volume of homes sold in Clarksburg, MD was $3,758,144 in January 2009, which is an increase of 29.08 percent compared to January 2008.

The median selling price was $464,000, up 0.99 percent compared to January of last year, and the number of homes sold jumped by 50 percent during that same time frame.

Also, the time that homes stayed on the market before selling dropped to an average of 136 days -- down 11.69 percent compared to last year.

Update on Clarksburg Home Sales

In December, the average sold price of a home in Clarksburg, Maryland was $511,042, which is a drop of 4.79 percent compared to December 2007.

The total number of homes sold was identical to December of last year, and the average days on the market was up by 2.61 percent.

Therefore, homes are taking a bit longer to sell compared to last year.

The audited year-end sales figures will be available in mid-February, and I'll be sure to provide that information as soon as the statistics are released.

Home Sales Increase in Clarksburg

The number of homes sold in Clarksburg in November 2008 was up 66.67 percent compared to November 2007.  This is remarkable, given all the negative economic news we've been hearing.

Also, the total dollar value of homes sold in Clarksburg was $4,454,490 this November compared to $2,829,140 last year -- an increase of 57.45 percent.

But... the average selling price for a home was down 5.53 percent.

The bottom line: more homes are selling than last year, but at a lower price.

Home Sales Update for Clarksburg, MD

Here's a quick readout on recent home sales in Clarksburg....

Sixteen homes went under contract and a total of 35 new listings hit the market last month.

There were 12 homes that sold and settled in October 2008 -- identical to the number sold in October 2007 -- and the average days on the market for homes increased by less than one percent for this same period.

This indicates a fairly static situation for sellers, and presents a continuing opportunity for prospective buyers who want to take advantage of the imbalance in the supply (large) and demand (small) for homes.
