Clarksburg MD Real Estate Update

Here's the latest on house and condo sales in zip code 20871.

A total of $6.4 million worth of homes sold in Clarksburg Maryland last month, which is an increase of 33.18 percent over February of 2009.

The median sold price was 15.76 percent lower than last year, but the number of homes that sold doubled.  Additionally, the average days on the market declined by 68.24 percent.

This represents a continuation of the trend we've been recently -- an increase in the number of homes selling, but at a lower price.

Clarksburg Real Estate News

Here's an update on real estate sales in zip code 20871.

A total of $4,442,517 worth of homes sold in Clarksburg during January, which is an 18.21 percent increase over January of last year.

The average selling price of homes was up 6.39 percent, and the number of homes sold increased by 11.11 percent compared to January of 2009.

Also, the average days on the market decreased by 18.38 percent, meaning that homes sold faster than last year.

Timber Creek Update

There have been two recent real estate transactions in the Timbercreek neighborhood of Clarksburg, Maryland.

First, a 4-bedroom, 3 1/2 bath brick-front colonial is now under contract and is scheduled to close this month.  It is located on Houser Drive and was offered at $550,000.

Second, another home on Houser Drive has just sold and closed. It is a 4-bedroom, 2 /1/2 bath property that sold for $529,000 and settled on January 19, 2010.

Currently, there are no homes for sale in Timbercreek listed in the REALTOR database.

Schaeffer Farm Update

Three homes are currently for sale in the Schaeffer Farm community of Clarksburg, Maryland.  The two on Tregoning Place are priced at $1,190,000 and $760,000, and one on Kigger Jack Lane is listed for $770,000.

One home is now under contract and awaiting settlement.  It is located on Piedmont Court and was offered at $819,000.

A total of six homes sold in Schaeffer Farm during 2009, ranging in selling price from $1,321,872 to $747,640.

Clarksburg Village Update

Here's an update on what's happening in the Clarksburg Village real estate market.

There are now eight homes for sale, ranging in price from $339,000 for a townhouse on Robin Song Drive, to $629,000 for a detached home on Granite Rock Road.  Also, there are two homes being offered for rent in the community.

Seven properties are currently under contract, and there have been two homes sold and settled in recent months.  The first sold for $435,000 in December, and the second sold for $699,000 and went to settlement in October.

Clarksburg Market Snapshot

Here's the latest on the residential real estate market in Clarksburg, Maryland.

During December 2009, a total of $7.8 million worth of houses and condos sold in Clarksburg -- a 53.66 percent increase over December 2008.

The median selling price of properties was $423,740, representing a drop of 6.94 percent compared to last year.

The big news is that the number of homes that sold increased by 90 percent compared to last December, and the average time on the market dropped by 61.86 percent.

Translation: more homes sold, and they sold faster than last year.

Homes for Sale in Clarksburg, Maryland

There are now 65 homes for sale in Clarksburg, MD.  They range in price from $120,000 for a one-bedroom condo MPDU on Clarksmeade Drive, to $1,395,000 for a four-bedroom property sited on forty acres on Prices Distillery Road.

Additionally, there are 47 homes in zip code 20871 currently under contract and awaiting settlement.

Update for 20871

A total of $4,670,232 worth of homes sold in Clarksburg, MD during November, a 4.84% increase over the sold volume of November 2008.

The median price of homes sold in Clarksburg was down 11.74% this November, compared to last November.

Of great significance is that the number of homes sold was up 40.00%, and the average time on the market dropped by 39.02%.

So, homes at the lower end of the price range are continuing to sell, driven by first-time home buyers who are taking advantage of low mortgage interest rates, the $8000 tax credit, and a supply and demand situation that favors buyers.

Highlands at Clarksburg - Homes Sold Update

There are currently five homes that are under contract in the Highlands at Clarksburg neighborhood.

The listing prices start at $426,900 for a 5 bedroom 4 bath detached home on Frederick Road, up to $525,000 for a 4 bedroom, 4 1/2 bath home on  Commodore Lane.  These homes are pending settlement; therefore, the actual selling prices have not yet been released.

Nine homes have sold and gone to settlement in Highlands at Clarksburg so far in 2009. The lowest priced home was a townhouse on Brewers Tavern Way that sold for $303,000, and the most expensive was a 5 bedroom, 4 1/2 bath detached home on Frederick Road that sold for $650,000.

Update for Clarksburg Town Center

There are eleven homes under contract in Clarksburg Town Center. 

They range in price from $600,000 for a detached five-bedroom home on Grapevine Ridge, to $249,000 for a three-bedroom condominium on Catawba Hill Drive.

So far in 2009, 27 homes have sold and gone to settlement in Clarksburg Town Center.  The least expensive was a $235,000 condo, and the highest selling price was $599,000 for a home on Burdette Forest Road.
